One of the great things about Colorado Springs is the variety of neighborhoods, each with its own unique character and charm. Many developments are close in and well established. Others are new communities with plenty of options. Additionally, there are neighborhoods in the outlying areas.

Black Forest
Black Forest Featuring a mix of older, smaller homes and newer larger homes, Black Forest is ideally suited to those who enjoy a rural lifestyle but want to remain close to town. Most home sites are 2 ½ to 5 acre parcels but some are as large as 20 to 35 acres. Many of the subdivisions here have riding trails and small lakes and streams. Located northeast of Colorado Springs, the area still has vacant land available for custom homes. A new shopping center, the Shops at Briargate, has made the area even more attractive to those who want to get away from it all without getting too far away.

If you’re looking for a family-oriented community that is safe and pleasant, Briargate is a good choice. The well-constructed homes are meticulously cared for and the neighborhood offers easy access to recreation as well as shopping and entertainment.

A beautiful new subdivision on the north side of Colorado Springs, Cathedral Pines is a high-end community just 2 miles east of Highway 83. A haven for custom builders, the area consists of 810 gently rolling acres with some 450 acres dedicated to open space, trails, water features and picnic areas.

In all, there are 158 lots featuring tall pines and mountain views. Additionally, there is some existing inventory of new custom homes as well as custom resale.

   
Cedar Heights
Cedar Heights Located just west of the Garden of the Gods, this gated community has a variety of homes at different price points. Conveniently located just minutes from downtown, Cedar Heights features spectacular views and large lots. Flying Horse

Out West
out west The largely unincorporated areas west of Colorado Springs still offer homebuyers a largely unspoiled place to live. The communities of Cascade, Chipita Park, Divide, Green Mountain Falls and Woodland Park lie some 15 miles west of Colorado Springs. Residents in the area are attracted to the tranquility and beauty of the mountain settings. Here, large wooded lots are the rule rather than the exception. Though more remote than many of the neighborhoods listed above, the area is still conveniently located to everyday services such as shopping, schools and recreation. Colorado Springs is accessible via Highway 24, which connects with I-25, the main north-south freeway. And there’s plenty to do, from hiking and camping to mountain biking and horseback riding through the Ute Pass area, which soars 8,600 to 9,200 feet above sea level.
   
Peregrine

Known for its unmatched quality, beauty and sensitivity to its natural surroundings, Peregrine is built on the grounds that were once the home of the Sisters of St. Francis. The mountain convent still stands at the heart of Peregrine.

Stratton The Stratton Preserve, Stratton Pines and Stratton Forest developments offer homebuyers a wide range of lifestyles. The Stratton Preserve is a gated community located near the historic Broadmoor Hotel and has easy access to downtown. Skyway
Skyway The Skyway area is the northern most area of District 12. This area has four distinct areas: Lower Skyway, Upper Skyway, Skyway Heights and Top of Skyway. Lower Skyway is an older area with affordable prices starting around $175,000. Skyway elementary is an easy walk within the neighborhood. Upper Skyway is also an older section with home prices ranging from approximately $250,000 to $400,000. Some of these homes have great views. Skyway Heights is a newer area with custom homes. Many of these homes offer big city views. Most of the homes in this area sell between $450,000 and $800,000. Top of Skyway is the most expensive of the four Skyway areas. Offering large custom homes and big views, this area borders Bear Creek Park with hundreds of acres for biking and hiking. Homes in this neighborhood start in the price range of $500,000.
   
The Broadmoor Resort Community
Nestled high on Cheyenne Mountain just South of the Broadmoor Hotel, the Resort boasts beautiful homes and homesites with treed settings and city views. A gated community, the Resort consists of 1,300 acres of natural beauty. Nine hundred of the 1,300 acres have been designated as a nature preserve with private hiking trails.
